How much does a custom in-ground pool cost in Northwest Arkansas?

Most of our custom builds run between $75,000 and $200,000+ depending on size, depth, features (spa, water features, lighting, automation), decking material, and site conditions. Lot grading, retaining walls, or hillside access can shift costs further. After we walk your yard we can give you a real, line-itemed estimate — not a guess.

How long does the whole build take from contract to first swim?

Typical timelines run 10 to 16 weeks once permits are in hand. Excavation through shell is the fastest stretch (about 2-3 weeks). Coping, decking, tile, plaster, and final start-up take the rest. Weather, custom material lead times, and inspection schedules are the biggest variables.

Do I need a permit to build a pool in Arkansas?

Yes. Every in-ground pool in Bentonville, Rogers, Fayetteville, Springdale, and surrounding municipalities requires a building permit, and most HOAs require their own architectural review. We handle the city permit submission as part of every build and can help compile the HOA packet.

Will my homeowners insurance go up?

Check with your insurance agent — every carrier is different. In our experience, the majority of our customers tell us their homeowners insurance didn't go up at all, or only increased modestly. Some carriers require a self-latching gate or a pool cover to keep premiums flat. A quick call to your agent before signing the contract is the best way to know exactly where your policy lands.

Site & Construction

Can you build a pool on a sloped or hillside lot?

Yes — sloped lots are some of our favorite builds. We do retaining walls, terraced decking, and infinity-edge designs that turn the slope into a feature. Expect higher excavation and engineering costs versus a flat lot.

How much yard do I need for a pool?

A small plunge pool can fit in a 12x24 ft footprint, but most family-sized builds need at least 30x50 ft of usable space once you factor in deck, equipment pad, fencing setback, and access room for excavators during construction.

Will heavy equipment damage my yard or driveway?

Some impact is unavoidable — we walk a 35,000 lb excavator and a concrete truck across your site. We protect the driveway with plywood mats, restore the lawn after we leave, and coordinate timing to minimize the disruption.

What about trees, septic systems, or underground utilities?

We mark all utilities with the state One-Call service before digging. Trees within the pool footprint usually have to come out; trees nearby can stay if their roots won't conflict with the shell. Septic lateral fields require careful setbacks and sometimes a re-routed line.

Materials & Features

What pool finish do you recommend — plaster, pebble, or tile?

For Northwest Arkansas climate, a quality pebble finish (Pebble Tec, StoneScapes) is the best long-term value — 15-20 year lifespan, holds up to our temperature swings, and gives the water a deeper natural color. Plaster is the budget option (8-12 years). Full tile is reserved for water features and tanning ledges.

Can I add a hot tub or spa later, or does it need to be built in?

Both work. An integrated spa shares the pool's plumbing and equipment and looks seamless, but it has to be planned at design time. A free-standing portable hot tub can be added anytime — we'll just make sure to leave a pad space and 240V conduit during the build if you think it's likely.

Do you do saltwater pools?

Yes. About 70% of our recent builds are saltwater. They're easier on skin and eyes than traditional chlorine, simpler to maintain day-to-day, and the upfront cost difference for the salt cell and corrosion-resistant fittings is modest. The salt cell needs replacement every 5-7 years.

What outdoor living features work best with a pool?

Covered pavilions, outdoor kitchens, fire pits, pergolas, and bullfrog spas are our most requested add-ons. The trick is laying them out at the design stage so the deck flows naturally and the wiring/gas runs are stubbed in before the concrete pours.

After the Build

What maintenance is required to keep a pool running smoothly?

Weekly tasks are testing chemistry, skimming the surface, brushing the walls, and emptying the skimmer basket. Monthly you'll backwash the filter and check the pump. Annually we (or our service partners) handle equipment inspection, salt cell cleaning, and any plaster touch-ups. We can set you up on a maintenance plan if you'd rather not handle it yourself.

Do you handle pool renovation or remodeling?

Yes — we do full re-plasters, tile replacement, coping re-set, equipment upgrades, automation retrofits, and full re-shaping if the original layout no longer fits how you use the space. A typical re-plaster + tile project runs 4-6 weeks.

What warranty comes with a new build?

1-year workmanship warranty on construction, manufacturer warranties on equipment (typically 1-3 years on pumps, heaters, and automation; 15+ years on pebble finish from major suppliers), and a structural warranty on the shell. We give you a written warranty packet at handover.

How do I winterize a pool in Arkansas?

Northwest Arkansas winters are mild but freezes happen. Drop the water level below the skimmer, blow out the lines, plug the returns, add winterizing chemicals, and cover the pool. We offer this as a one-time service every fall if you'd rather not do it yourself.
